Five rules that apply to every Beyond Stays property. Individual listings add their own on top.

We keep house rules short because we trust our guests. Property-specific rules are on each listing page. These rules apply to every stay and every guest in the party is treated as having agreed to them at booking.

1. No smoking inside

No smoking or vaping in any Beyond Stays apartment or house, ever. Outdoor areas may be available for smoking at some properties — check the property listing. Breach: £250 charge and immediate end to the stay.

2. No parties, events, drugs or unregistered guests

Our neighbours are our neighbours 365 days a year, not just when you are booked. Any event, additional guests beyond the registered count, or drug use will end the stay immediately, with no refund and a minimum £250 damages charge applied.

If you are booking for a hen or stag weekend, birthday, or celebration, this is welcomed at select properties (typically whole houses). Tell us at enquiry so we can match you to the right property and set expectations. Do not book on the assumption; check first.

3. Quiet hours 22:00 to 08:00

Every property is in or near residential neighbourhoods. Music, TVs, phones, and voices should stay indoors and at reasonable volume between 22:00 and 08:00. Repeat noise complaints from neighbours will end the stay.

4. Register every guest

The number of registered guests must match the number of people staying. Add anyone you had not planned for before they arrive. Unregistered guests found on site are treated as a breach (see rule 2).

5. Look after the place

Wet towels off the wooden floors, close the windows in the rain, cap the toothpaste, feed the plants. Report anything that breaks or leaks as soon as it happens, so we can fix it. Unreported damage identified at checkout will be charged at replacement cost.
