Booking direct vs Airbnb: an operator's honest comparison

We list our Manchester stays on Airbnb, on Booking.com, and direct through this site. Same properties, same cleaning team, same host (us). The only difference is who you book through. Here is what genuinely changes.

Price

Direct is ten per cent cheaper. Not a marketing line, a real number. Airbnb charges the guest a service fee (roughly 14% on top of the nightly rate). We do not charge that when you book with us.

For a £200-a-night stay, three nights, direct saves you around £70. Not life-changing, but the same room, same everything.

Cancellation

Same policy across all channels. Fourteen days for a full refund, seven days for half, no refund inside seven. Whether you book on Airbnb, Booking, or direct, you get the same terms.

Direct has one small edge: our cancellation admin is fast because you deal with us, not a call centre.

Communication

Direct is faster. When you message us on Airbnb or Booking, it goes through their inbox routing first, which adds a delay and can strip attachments and formatting.

Direct: you get Matt on WhatsApp within the hour on business days.

Service on-property

Identical. Same cleaning schedule, same welcome pack, same replacement toilet roll delivery if something runs out. We do not run a two-tier service based on channel.

Payment security

All three are safe. Airbnb has AirCover. Booking has their own protection. Direct payments go through Stripe, PCI-compliant, with the same fraud protection your bank gives you on any card transaction. No route is inherently safer.

Guest reviews

Airbnb and Booking both have public reviews. Direct guests can leave reviews via our own site or Google, but you cannot see reviews from other guests-of-guests on the same platform. This is the main downside of direct booking.

The workaround: our Airbnb reviews are visible on each property page, and our Airbnb rating (4.87 to 4.97 across the portfolio) applies to the same properties you would book direct.

Payment splits

Airbnb requires full payment at booking.

Booking.com allows some pay-on-arrival options.

Direct offers pay-in-full at booking or 50% deposit + balance one week before arrival on longer stays. This is not something you can do through Airbnb.

Extra services

We can bundle extras (extra cleaning mid-stay, airport transfer, pre-arrival grocery service) more easily on direct bookings. On Airbnb, we can offer these but every transaction runs through the platform’s messaging, which is clunky.

The honest bit

We do not aggressively favour direct over the platforms. Airbnb and Booking bring us business we would not otherwise have and provide a discovery experience we cannot match on our own site. What we do promise is that direct is genuinely cheaper for the same stay, and the money you save comes off Airbnb’s fee, not our margin.
